Auction Marketing: Sell vs. List?

                    PRINT COMMENT
A lot of excitement has been created by eBay and it's slowly catching on that auction marketing may be the next best way to sell real estate. Across the world in nations like Australia and New Zealand, auctioning property has been the mode of sale for centuries. It has proven to be the fairest method of selling since you know your competition and price instantly.

So many homes are sitting on the market these days that you either have to be extremely competitive in your pricing or give the buyers a world cruise to make them jump. With auctions, people know that they only have once chance to capture the property, then it's sold. Thus they are motivated to purchase, not just sit on the sidelines and wait for a deal to fall into their laps.

Amazingly enough, the Reno-Sparks Multiple Listing Board allows for agents to list properties that are going to be auctioned in their system. This could be a great way to maximize the potential sale for a home in a market that has been stalled like most of the nations.

Here’s some reasons you may want to consider an auction for your home:

10 Sound Reasons To Market Your Property At Auction

• Auction marketing and bidding is full of enthusiasm and emotion which commands top dollar for property sold under the hammer.

• Seller dominates the market place during a four-week intensive market period which exposes property to large number of pre-qualified prospects.

• Property can be sold within six weeks, eliminating high seller carrying cost.

• Forces a buyer to make a firm decision about buying the property.

• Seller controls date, time and place of the sale.

• Buyer has an opportunity to make his or her best offer in open competition with other bidders.

• Great tax savings can be obtained by sellers who sell their property at auction through a trustee using a "middle man trust tax deferred exchange" in order to buy more property (and at the same time using all their rights under section 1031 in order to PAY NO TAXES).

• Great tax savings are obtained by farmers or home owners, who sell their real estate at auction using the "Installment Sale Method."

• Sellers that market their farm or home at auction pay no real estate commission when using the buyer premium.

• Sellers get funds quickly, usually within 30 to 45 days.

I was trained in Auction Marketing and believe that this method of selling can be effective, fun and fast. Give me a call if you are thinking about marketing your home and want to do it with attention grabbing results.
